Park Owner Membership to the Manufactured Home Park Owners Alliance of B.C. (MHPOABC) gives you access to all these Forms, Letters and Management Information Notes from our Members' Area where they are linked for downloading.

In addition to having website access, hard copies are provided to Park Owner Members in a Park Owners' Manual. (However downloading the forms allows you to personalize them to your business, saving you hours reproducing them and also eliminating the possibility of errors). Revisions and new Forms, Letters and Management Notes are continually being developed keeping pace with changing procedures and government regulation.

PREPARING FOR A NEW TENANCY

 

 

 REALTOR PACKAGE: Park owners can help ensure a smooth transition during the sale of homes in the park by providing realtors with a complete set of information as soon as a home is listed.  The package should include: a cover letter, tenant application form (with the rent noted), park rules, and other materials the prospective tenant would want to know, as listed below. You can email the realtor this package to save time and paper. Ask the realtor to confirm that he has received the package once you've sent it.

Sample covering letter to a realtor who has a listing in the park, outlining the various steps involved and who to contact regarding approval of a proposed new tenant.

 

Agreement to End the Tenancy - MHPOABC 1
Form to be signed by a tenant who is selling his/her home.

 

Agreement Transferring Ownership of Site Improvements - MHPOABC 3
The Agreement identifies the specific lot improvements that are being included in the home's sale price, such as fences, shed, porch, driveway, landscaping. Its to be signed by both the tenant selling the home and the purchaser, as well as by park management to indicate agreement that none of these improvements are the property of the park.

Oil Tank Agreement - MHPOABC 11
This document specifically addresses the serious environmental safety hazard of potential oil leaks, which can result in environmental damage to the ground and/or well water that may be very costly to rectify and may affect the future of the park. When the home is changing owners, it is important to ensure that oil tanks are brought up to current fire and environmental protection requirements.

 

CMHC Bank Form Alternative
Landlord Consent and Security Agreement - for tenant financing. The landlord's policy with regard to signing bank forms should be clearly stated to the realtor when the home is listed for sale. If the landlord will only sign a particular form, a copy of that form should be provided to the realtor.

 OLD HOME RESALE: Landlord can refuse to allow a manufactured home to be sold unless it meets health and safety standards.

 APPLICATIONS FOR TENANCY: Applications as opposed to Agreements

 

Application Form for Prospective Tenants
Suggested form to be filled out by prospective tenants, prior to purchasing a home in the park. This form allows the park owner to evaluate the applicants (references, financial payment history), and then confirm whether or not the applicants will be accepted as new park residents.
This form should also be available to tenants proposing to sell their home in the park, and to their realtors, in order to have the form ready for potential purchasers.
